Every year, right about now, the "I'll wait until spring" crowd starts realizing that spring is actually seven months away, and life doesn't pause for a season.

So today's issue isn't about me. It's about the decision you've probably been sitting on since sometime in June — the move, the sale, the "we should really look into this" conversation you keep having at dinner and then never following up on. The median sale price is $410,000, up 5.8% from a year ago, and price per square foot is up 6.3% to $219. Homes are going from listing to contract in 23 days — 8% faster than last year. And once a home is under contract, it's taking a median of just 9 showings to get there, 10% fewer than a year ago.

Meanwhile, inventory is actually getting tighter, not looser. There are 1,098 homes for sale right now, down 3.6% from last year, and months of supply has dropped to 1.6 — down almost 6% year over year. New listings are basically flat (+0.7%), so the homes that would normally replace what's selling just aren't showing up in the same numbers.

Put plainly: this market is leaning more toward sellers than it was a year ago, not less.

Meanwhile, the average 30-year mortgage rate is sitting around 6.7% — a bit higher than it was a year ago, but purchase activity has stayed steady, which tells you buyers have stopped waiting for a number that may not come and started making decisions anyway.

What This Means If You're Selling

You're not behind — you're early to a market that's tightening in your favor. With inventory down and homes needing fewer showings to get an offer, sellers who list after Labor Day and before the holidays are dealing with serious buyers, in a market with less competition from other sellers who are still "thinking about it."

Homes are moving to contract faster than they were a year ago, and there are fewer of them to choose from.
