We woke up to a snowstorm today… and by this weekend it’s supposed to be pushing 60 degrees.
At this point, March in Lake County isn’t even trying to be predictable—it’s just doing whatever it wants. Winter, spring, second winter… all in the same week. You’ve got to respect the commitment to confusion.
March Madness tipping off feels about right.
Because honestly, the real estate market right now has a little bit of that same energy—movement, opportunity, a few surprises… and the people who win aren’t guessing, they’re prepared.
We’re starting to see more activity pick up as we head toward spring. Buyers are re-entering the market, sellers are starting to test timing, and the gap between “just listed” and “just sold” is tightening for the right homes.
Quick question—if you had to move this year, would it be for more space or a better location?
From the conversations I’ve been having this week, one thing is very clear—if you’re a buyer right now, you need to be ready to move.
The homes that are priced well are seeing multiple offers again and, in some cases, selling over asking. Inventory is still tight—about half of what we’d consider a balanced market—and with interest rates dipping a bit, more buyers are jumping back in.
On the seller side, the biggest mistake I’m seeing right now is underestimating the need for a qualified and experienced broker.
Yes, the market is leaning in your favor—but that doesn’t mean it’s automatic. Pricing, positioning, negotiation, and timing still matter, and knowing how to navigate those pieces is what ultimately separates a good outcome from a great one.
If making a move is even a possibility for you this year, the best place to start is simple—a quick sit-down consultation.
We’ll walk through your options, answer your questions, and build a strategy that actually fits your situation so you’re not guessing when the time comes.
March Madness reminder: the best teams don’t wing it—they prepare.
Same goes for buying or selling this year.
The next 60–90 days are shaping up to be one of the most competitive—and most opportunistic—windows we’ve seen in a while.
If you want a clear game plan before the market gets more competitive, just reply to this email and we’ll build it out.
The Private List
Here are a few active buyer needs I’m working on right now (these are clients ready to move quickly):
Investor (Cash Buyer) — Looking for AS-IS opportunities anywhere in Lake County
Wadsworth Buyer — Needs 4+ bedrooms, 3-car garage, ideally in Warren Township High School district
Winthrop Harbor Buyer — Up to $300,000, open to single-family homes
If you’re thinking about selling—or even just curious what your home might be worth in today’s market—there’s a good chance we already have a buyer looking for something just like it.
And if you know someone who might be a fit for one of these situations, feel free to pass this along. A quick introduction can make a big difference for both sides.
