The Rate Picture — Mid-Year Edition

Rates have come down meaningfully from where they were a year ago. The 30-year fixed has been hovering in the mid-to-low 6s since spring, and the current forecasts don't show a dramatic swing in either direction through the end of 2026.

For buyers, that means the uncertainty of the last two years has largely settled. The math is what it is — and for a lot of people, it works.

For sellers, the buyers in this market right now are real. They've done the math too. They're not window shopping.

If you've been on the fence, the fence isn't getting any more comfortable.
