Detached Homes:
The median home price sits at $546,410, with homes averaging 37 days on market and just 1.8 months of supply—a clear seller’s market. Demand remains steady heading into fall, and sellers still hold the upper hand.
Attached Homes:
Condos and townhomes continue to move fast, with a median price of $342,902, only 26 days on market, and 1.4 months of supply. Well-priced listings are selling quickly, especially those in move-in-ready condition.
Luxury Market ($1M+):
Luxury listings show balance with a median price of $1,154,768, 46 days on market, and 2.5 months of supply. It’s still a seller’s market, though buyers have a bit more time and choice at the top end.
Michael’s Take:
Across all price points, motivated buyers are still out in force—but low inventory keeps sellers in control. If you’re thinking about making a move before the holidays, the window is open and momentum’s still on your side.
