Hi {{first_name}},
Halloween lands on a Saturday this year. That means a full day of costumes, which means a full day of sugar, which means Sunday is going to be long in a lot of houses. Mine included.
Here's what's inside. A robot that frames houses, and why it matters more for your closing date than for your cul-de-sac. A credit score change coming January 1 that matters if you, or your kids, are buying with an FHA loan. Last month's Lake County numbers. Then the part you'll actually save: trick-or-treat hours for the towns most of you live in.
A House Framed in Eight Hours
D.R. Horton, the country's largest homebuilder by volume, signed a multiyear deal last week with Promise Robotics, a Toronto startup that uses robots to build house framing in a factory. The agreement covers more than 1,250 homes. Promise says its system can frame a typical two-story, 1,800-square-foot house with a basement and an attached garage in about eight hours. That's roughly how long it took me to assemble a crib.
Here's how it works. Robots build the walls, floors, and stairs on a factory line, and a crew puts them together on site. The pitch to builders isn't really speed. It's reliability. Framing crews have been hard to find in some markets, and when the frame runs late, every trade behind it slides: the electrician, the drywall, and eventually your closing date. If you've ever watched a new-build close date move three times, you know the feeling.
Now the caveats, because there are always caveats. Eight hours is the frame, not a finished home. Even Promise's CEO acknowledges that local permitting and inspection rules limit how much work can happen in a factory, and Lake County has a lot of villages with a lot of opinions. The house Promise describes sounds like half of Grayslake, but the homes in the Horton deal are mostly single-story, in the Phoenix area, where Promise plans to open its first U.S. factory in early 2027. Horton does build here, including townhomes in Mundelein, but this deal doesn't touch Illinois. For now, new homes around here will still be framed the old-fashioned way: people, nail guns, and a radio.
The FHA Credit Score Change Coming January
Starting January 1, FHA is changing how it reads your credit. Under a rule HUD issued October 8, lenders can use two newer scoring models, VantageScore 4.0 and FICO 10T, alongside the Classic FICO that's been the only game in town for years. It applies to FHA case numbers assigned on or after January 1, 2027.
The newer models look at how your credit has trended over time instead of a single snapshot. They can also count rent and utility payments, assuming someone actually reports them to the credit bureaus. Plenty of landlords don't. Still, it's good news for renters with a long, clean payment history and for anyone whose credit has been quietly getting better.
Here's the fine print most headlines skipped. If a lender submits more than one model, you don't get your best score. Under HUD's rule, you get the lowest. A 615 on Classic FICO and a 590 on VantageScore makes you a 590 borrower. It may be the only test where your worst grade is the one that counts. The minimum thresholds don't change: 580 still qualifies for 3.5% down, and plenty of lenders set their own floor higher.
If you already have an FHA loan, nothing changes. If you're buying next year, ask your lender which model they plan to use and whether they'll run more than one. And don't build a plan around the score in your phone app. It's not the one FHA uses.
Lake County Market Snapshot — September 2026
Here's what happened in Lake County last month:
Median sale price: $409,990 (up 5.3% from last year)
Homes sold: 674 (down 2.3%)
Average days on market: 31 (about 4 days faster than last year)
Sold at: 99% of original asking price
Supply: 1.9 months (still a seller's market)
📊 The Takeaway: Prices are still climbing, but buyers are slowing down. Showings per listing fell 13% from last year, and pending sales dropped almost 8%. Well-priced, move-in-ready homes are still selling in about three weeks. Homes that miss on price are the ones sitting. If you're thinking about selling before the holidays, pricing it right from day one matters more than it has all year.

The ice cream shop that makes money when it's cold
28 Wishes sells ice cream in Los Angeles. Below 70°F, sales fall about 20%. The weather is out of their hands. Rent isn't.
So the owners started putting about $20 a day into Kalshi weather markets, taking the cold side. The days that keep customers away now pay something back.
This is hedging. Big companies have done it for decades, buying protection against bad weather, fuel spikes and rising rates. It used to take a broker, a trading desk, and an order size no corner shop could meet.
Kalshi opens it up. Contracts on weather, fuel prices, inflation, tariffs and regulation, starting at a few dollars. Take a position on the outcome that would hurt you. If it hits, the payout softens it. If it doesn't, the contract expires and the good month was the point.

The Big Picture
Every new-construction buyer I've worked with has asked the builder the same question at some point: "When do we close?" And the answer is almost always some version of "Around."
Robots might shrink that answer someday. New credit models might let a few more people into the room. Neither one changes the decision most of you are actually weighing, which is whether to build or buy something that's already standing.
Resale gives you a real date. New construction gives you new everything, and a date that moves. Both are good choices. They're just different risks, and it helps to know which one you're picking before you sign.
If that's a conversation happening at your kitchen table, grab 20 minutes on my calendar and we'll sort out which one fits.
Until next week…

P.S. I finally got around to building out my YouTube channel. Same idea as this newsletter, just with more of my face. If you'd like to join me over there, I'd love to connect.
